New apartment launches in Brisbane have been few and far between in recent years. It is always noteworthy when a new project hits the market to meet the overwhelming demand for apartments in the Queensland capital.

Local developer&nbsp;<a href="https://www.urban.com.au/developers/demartini-fletcher-property">DeMartini Fletcher</a>&nbsp;has just launched&nbsp;<a href="https://www.urban.com.au/new-apartments/corner-house-18-stoneham-street-stones-corner">Corner House</a>, 88 one, two and three-bedroom apartments in Stones Corner, one of Brisbane’s increasingly evolving inner-city precincts.&nbsp;

DeMartini Fletcher has collaborated with <a href="https://www.urban.com.au/architects/ellivo-architects">Ellivo Architects</a> on the design which aims to honour the heritage of the localicty while bringing in a contemporary twist.

Situated at the intersection of Montague and Stoneham Streets, Corner House&nbsp;incorporates the existing brick corner building into its design, activating the street level with communal spaces for residents and the wider community.

The apartment mix includes one, two, and three-bedroom residences, as well as options with a multi-purpose room.

Each home is designed for spacious living, with open-plan interiors, entertainer’s kitchens, and ample storage.&nbsp;

Living spaces and bedrooms have been positioned to maximise natural light and ventilation, with wraparound balconies extending outdoor space while incorporating green screening for privacy.

Residents will have access to a rooftop retreat designed as a lifestyle-focused extension of their homes. The roof will feature a&nbsp;resort-style pool, spa, sauna, ice bath, gym, yoga lawn, residents’ herb garden, and barbecue facilities, all with sweeping views of Brisbane’s skyline.

Until 2017, <a href="https://www.urban.com.au/developments/stones-corner-qld-4120" target="">Stones Corner</a> was designated as a 'precinct' within the suburb of Greenslopes. Now Stones Corner is one of Brisbane's most rapidly transforming areas.&nbsp;

Since the announcement of the 2032 Brisbane Olympics, developers have eagerly seized the opportunity to be part of the area's transformation. In addition to several new apartment developments, Stones Corner Village is set for a complete revitalisation, bringing a vibrant new retail and dining precinct just off Hanlon Park.

Hanlon Park itself has undergone significant upgrades in recent years, earning the title of Best Park in Australia at the 2023 National Landscape Architecture Awards. The park features walking trails, beautifully landscaped gardens, and children's playgrounds.

Stones Corner also boasts excellent connections to Brisbane's central areas, with all major modes of public transport—including trains, buses, and the metro—providing easy access to the city.

DeMartini Fletcher launches Corner House apartments in Stones Corner

The ever-growing&nbsp;<a href="https://www.urban.com.au/developments/palm-beach-qld-4221">Palm Beach</a>, one of the most in demand suburbs on the Gold Coast for new developments, is set for some more, much needed, apartment supply.

Glenn Williams and Nick Parrs'&nbsp;<a href="https://www.urban.com.au/developers/bpg-developments">BPG Developments</a> is planning a 14-level tower on a <a href="https://www.urban.com.au/new-apartments/1055-gold-coast-highway-palm-beach">double-block on the Gold Coast Highway</a>,&nbsp;but will create the entry from Jefferson Lane, facing the beach.

It's a return to Palm Beach for the builder-developer who completed&nbsp;Sable on Palm Beach in 2019, just 200m away.

"We only want to develop in places we would like to live," Williams told Urban.

"I've been a part of the Currumbin Surf Club for the last two decades. We love the southern end of the Gold Coast and are looking forward to bringing more apartments to the area."

Plus Architecture says the design of the new tower draws inspiration from Queensland's coastal vernacular, utilising materials such as glazing, concrete panels with rebated shadow lines, textured render, and aluminium fins.&nbsp;

71 two and three-bedroom residences have been proposed, a mix of 42 two-bedroom apartments and 29 three-bedroom dwellings, three of which are two-level townhouses.

The 109 car spaces are spread across two basement levels and ground-level parking.

The resident amenity will front Jefferson Lane on the ground level and will comprise a pool, pool deck, separate barbecue and alfresco area, and a wellness space with a gym, yoga deck, hot and cold plunge, and a sauna and steam room.

The project is located next door to 2021-completed Village Palm Beach and Gordon Corp's soon-to-be-launched Jefferson Lane project. That will offer 47 two and three-bedroom apartments across a nine-level building. It's also near Sherpa's Flourish on Sixth Avenue project which recently started construction with LPS Group.

BPG completed The Chaussy in Lutwyche in 2022 and recently welcomed buyers to their Scarborough development, The Oscar, where there are just a handful of apartments left for sale.&nbsp;

Marrickville has undergone a remarkable transformation, evolving from an industrial area into a vibrant and sought-after neighborhood.

The repurposing of old industrial buildings into breweries, cafes, restaurants, and creative spaces has turned it into one of Sydney's most exciting areas. However, despite rezoning efforts aimed at increasing apartment development, the expected boom in new housing has not yet materialized.

One developer that capitalized on this opportunity was TOGA, which, in 2019, partnered with major landowner Danias Timber to develop Wicks Place — a project consisting of 272 apartments integrated with retail spaces and a new laneway that connects directly to Wicks Park.

In today’s market, delivering one-bedroom apartments has become a significant challenge. The cost of construction has escalated dramatically, particularly since the pandemic, making it increasingly difficult to replicate the value proposition that Wicks Place represents. As a result, the remaining apartments in the development are likely to be among the most affordable new apartments available in Marrickville.

Designed by Turner Studio with interiors by renowned designer Richards Stanisich, Wicks Place is a carefully curated space. The apartments feature floor-to-ceiling windows that maximize natural light, while offering views of the surrounding parks. Kitchens are equipped with integrated Fisher &amp; Paykel appliances and the natural stone island benches.

Since TOGA began developing Wicks Place, Marrickville has undergone significant change. Key projects like the 2021 expansion of the Marrickville Metro shopping centre and the upcoming Sydney Metro Marrickville connection — set to open in 2026 — have only increased the area's desirability. The gentrification of the suburb has helped it earn a spot on TimeOut's list of the top 10 coolest neighborhoods in Australia, and even ranked 10th globally.

In addition to these developments, late last year TOGA announced that Harris Farm would become an anchor tenant at Wicks Place. Paul Shaw, TOGA’s Executive General Manager of Development, emphasized how this addition will benefit both the residents and the broader Marrickville community.

“A home is about much more than just a place to live. It’s about creating an environment where people can enjoy access to their everyday needs,” Shaw explained. “We believe the addition of Harris Farm will be a welcome complement to the dynamic and thriving urban precinct we’re creating at Wicks Place.”

With just a few one and two-bedroom apartments remaining at Wicks Place, the opportunity to secure a new home in this high-demand area is fast diminishing. The value proposition that Wicks Place offers — combining affordability, convenience, and lifestyle — will be difficult to replicate as Marrickville’s transformation continues.

Why the value proposition of Marrickville's Wick Place apartments will be hard to repeat

Over 52,000 sqm of open spaces have received approval in <a href="https://www.urban.com.au/developers/sekisui-house-australia">Sekisui House Australia</a> and Hankyu Hanshin Properties $5 billion urban renewal masterplanned community, Melrose Park in Sydney’s north west.

The trio of parks, Central Park (17,586 sqm, soon to be renamed), Wharf Road Gardens (19,960 sqm), and Western Parklands (15,102 sqm), will provide&nbsp;expansive green spaces for the growing community.

Central Park will be the heart of <a href="https://www.urban.com.au/developments/melrose-park-nsw-2114">Melrose Park</a>, offering a dynamic and inclusive space for residents and visitors to enjoy and connect with nature. This park is due for completion early 2026, ready for new residents moving into the recently released fifth stage,&nbsp;<a href="https://www.urban.com.au/new-apartments/dawn-melrose-park-82-84-wharf-road-melrose-park-nsw-2114">Dawn</a>.&nbsp;

Alex Grujovski, Project Director of Apartment &amp; Mixed-Use Developments at Sekisui House Australia, says the parks will serve as a central gathering point, encouraging people of all ages to interact while also supporting biodiversity and sustainable urban growth.

"Central Park, Wharf Road Gardens and the Western Parklands, will create a connected and vibrant neighbourhood that prioritises sustainability, well-being and social interaction,"&nbsp;Grujovski says.

Tim Conybeare, Studio Director at <a href="https://www.urban.com.au/landscape-architect/aspect-studios">ASPECT Studios</a>, says Central Park is designed as a place where people can come together to explore, unwind, and enjoy a variety of landscapes.

"It will feature gardens, open lawns, shady promenades and a play space inspired by river mangroves, creating an immersive play experience for children,"&nbsp;Conybeare said.

“Central Park is structured into three key zones. The Upper Terrace features a scenic lookout and escarpment gardens inviting all ages to relax. The play space and lawns will be a central activity hub for families and recreation. The Plaza near the new Town Centre will support community events."

Beyond Central Park, Wharf Road Gardens features a shared path connecting Hope Street and the broader Melrose Park area. With an emphasis on movement and passive recreation, the gardens will include boardwalks, native plantings and riparian habitats that enhance biodiversity.

Western Parklands will act as a buffer between residences and new developments, offering recreation opportunities. A shared path will connect the north and south parts of Melrose Park, linking to the Town Centre and Central Park. Fitness stations, nature play areas, and a detention basin at the southern end, doubles as a recreational area in this park.

Sekisui House’s $5 billion Melrose Park project is transforming into a thriving new community, significantly enhancing the housing supply in north-west of Sydney with 5,500 homes, a commercial and retail town centre and extensive parklands. Over 1,000 residents now reside in the community.

Melrose Park’s prime location offers road, rail and water transport connections. It is just 30 minutes by car or a 30-minute train ride from Meadowbank Station to Sydney’s CBD. Three new parks to bring more nature to Melrose Park

Developer Golden Sedayu has launched its own construction arm to deliver its landmark $3.8 billion masterplan, Burswood Point.

Golden Sedayu Construction will soon commence works&nbsp;on the first stage of the new precinct development, which includes the construction of the first&nbsp;two apartment towers: Somerset East and Somerset West. The newly assembled construction team involves key personnel who have previously worked on landmark projects such as The Ritz Carlton and The Towers at Elizabeth Quay.

More than $200 million in site works have been completed already, including access roads, water works, sewer infrastructure, bulk earthworks, and a new bridge connecting Victoria Park Drive to the precinct.&nbsp;
