Fire broke out at Waterfront Place, Port Melbourne early yesterday morning, probably up for demolition now:

Barana Group set to revamp St Kilda Esplanade

Greg Shand’s Barana Group has ­submitted plans for a 300-apartment development as part of a future “re-imagining” of the St Kilda ­Mel­bourne Novotel Hotel.

The 5800-square-metre site is one of the best in Melbourne, sitting on the St Kilda Esplanade with ­expansive 270-degree views across ­Port Phillip Bay.

Documents seen by The Australian Financial Review show a $55 million planning application has been lodged for 300 apartments over seven levels with the City of Port Phillip by ­Mel­bourne architect Metier3 and town planner Message Consultants.

The Financial Review understands Accor, Australia’s largest hotel operator, will continue to operate the four-star, 211-room hotel under its existing management agreement, which has another seven years to run.

Barana Group paid $55 million to acquire the hotel from Tourism Asset Holdings in September 2012, on a yield of 8 per cent.

At the time, Mr Shand told the­ ­Financial Review the hotel was expected to be run as a ­passive ­hospitality ­in­vestment for the term of the management agreement with Accor.

Kuwaiti billionaire wins case for massive towers in Port Melbourne

A developer backed by Kuwaiti royalty is one step closer to building massive towers next to Station Pier in Port Melbourne after planning authorities wound back restrictive covenants blocking development.

A company linked to Kuwaiti sheikh Mubarak Abdullah Al-Mubarak Al-Sabah is lobbying to build apartments up to five, 10 and 19 storeys tall next to the entrance to Station Pier.

Mr Al-Sabah owns developer Action Group Australia, which owns land at 1-5 Waterfront Place.

His plans, which include a large retail hub and residential towers, have been slammed by Beacon Cove residents and the Port of Melbourne Corporation.

LUXURY APARTMENTS
Decades after the waterfront Beachcomber Restaurant was destroyed by fire, the blue ribbon land parcel on which it sat is set to be developed as a luxury apartment complex.
The St Kilda site at 35 Marine Parade, on the north-east corner of Wordsworth Street and opposite the marina, has been approved for a 23-unit building designed by Fender Katsalidis.
The block is said to be one of the most inquired about in Melbourne property circles, with an agent telling Capital Gain once the owners, a private consortium, field a request a week from builders.
Kay & Burton's Michael Armstrong is expected to market the St Kilda apartments.

Pub Li buys Vic Prince of Wales hotel for $45m

A 27-YEAR-OLD Chinese dev­el­oper, Jiyuan “Louis” Li, has swooped on one of Melbourne’s most famous watering holes, the Prince of Wales hotel in St Kilda. Mr Li is the sole director of Pub Li City Pty Ltd, which placed a caveat over the property this week.

The pub, built in 1882, is believed to have been sold for $45 million, well above the ­expected sale price of $25m. Pub Li City counts Mr Li, Jie Li and Wenxiu Zhao as shareholders, the 27-year-old holding the larger stake. It can also be revealed Mr Li was behind the purchase of the heritage-listed “ Maria George” building on Flinders Lane in Melbourne’s CBD last year.

The Prince of Wales was placed on the market by private investor John Van Haandel in October. He became the sole owner after a spat with his former business partner and bro­ther Frank Van Haandel in 2007.

The site boasts a permit for a 32-storey apartment development on the adjacent carpark. There is also scope to refurbish and extend the venue to encompass more retail, hospitality and residential development.

On the corner of Acland and Fitzroy streets in the bayside suburb, the property includes a boutique hotel with 39 suites, the Circa restaurant, a function area and a car park with 230 spaces. The sale was handled by CBRE’s Mark Wizel and Scott Callow. Mr Van Haandel could not be reached for comment.

It's a real concern whenever an icon such as The Price is sold. The plans and expectations which come with a Chinese development firm paying $20 mil over the odds inform this concern.
