Global appetite rising for Australian penthouses after $25m sale
Australia's reputation as a global luxury property destination has been enhanced after an ultra-wealthy China-based businessman paid a record $25 million for a 750-square-metre Melbourne penthouse on the very top of Australia 108 – the Southern Hemisphere's tallest tower, being developed by Singapore's Aspial corporation.
The deal – done in less than two months – matched the price paid for two amalgamated penthouses in Sydney's Pacific Bondi Beach development, but was struck at a higher rate of $33,000 per square metre compared with $28,000 for the 900sqm Sydney property, acquired by a company linked to former Multiplex chief executive Andrew Roberts.
"At $33,000 per square metre, the Australia 108 penthouse offers very good value on an international scale and by comparison with Sydney," said CBRE residential sales director Andrew Leoncelli, who negotiated the sale alongside Tim Kennan of KM Sales and Marketing.
"The average rate was $40,000 per square metre in Pacific Bondi Beach and $45,000 in the sold-out Barangaroo apartments," he said.
On an international scale, the price is a drop in the ocean compared with the $US237 million ($309 million) reportedly paid by an eastern European buyer for an unfinished 1500sqm penthouse in the Candy brother's One Hyde Park luxury London residences last year, or the $US95 million also paid last year for a penthouse in Manhattan's tallest residential tower, 432 Park Avenue.
Over 1000 of the 1105 apartments now sold according to the report in The Age today on the $25m sale ..
Huge sale that one.
Apparently it will be his "holiday home".. For $25 million that's certainly an expensive piece of real estate for that purpose :)
Mind you, he says to his friends come down to Melbourne and stay at my place... They turn up and go wow... That would be a nice ego boost.
The papers are reporting that only 34 of the 1105 apartments remain unsold.
Amazing result - construction is set to commence immediately after demo finishes in a few weeks at most.

Aspial's tall Aussie tower all but sold out
Australia 108, a 101-storey skyscraper in Melbourne's Southbank set to become the tallest residential tower in the southern hemisphere, is almost completely sold out.
With 1105 apartments, the tower is being developed by Singapore-listed Aspial Corporation, through its subsidiary World Class Land.
The developer has sold more than 95 per cent of those apartments after off-the-plan sales began in February.
Aspial has secured revenue of more than $840 million from the sales, it said in its first quarter results announcement on Singapore's stock exchange.
That revenue will be recognised when the Fender Katsalidis designed tower is completed in 2019.
Last month, Aspial sold a penthouse in the tower for a record $25 million to a China-based businessman.
Residences below the tower's distinct golden "starburst" were priced from $500,000 for a studio to $950,000 for a two-bedroom apartment. Further up residences had more elevated price tags, with three-bedroom apartments starting from $1.6 million for 120 square metres.
At 319 metres from ground to roof, the Southbank tower, just across the Yarra River from the central business district, will be Australia's first 100-storey building.
great pics Mark.
