MELBOURNE is set to host the southern hemisphere’s tallest building, with a 100-storey apartment tower approved for Southbank.

Australia 108 will stand at 319m — 25m higher than the Eureka Tower — and have more than 1100 units.

It is proposed by Singapore developer Aspial Corporation, which also wants to build an 83-level skyscraper in A’Beckett St, near Queen Victoria Market.

The Napthine Government has given the green light to Australia 108 after initially approving a much higher version of the tower last year.

But the original 388m project designed by Eureka architects Fender Katsalidis had to be scaled back due to CBD flight controls.

Planning Minister Matthew Guy said the new design would no longer feature a hotel, but would provide housing choice with a mix of one-, two- and three-bedroom apartments.

“Australia 108 will be the most striking building on Melbourne’s skyline and a great example of the strength of homegrown Melbourne architecture,” he said.

Also newly approved is a 75-level apartment tower at 452 Elizabeth St and a 54-storey building at 84 Queensbridge, Southbank.

Mr Guy said the three planned skyscrapers, with more than 2000 units, would involve an

$830 million investment and 5800 construction jobs.

“These new buildings will cater for those choosing to live in our exciting, vibrant CBD area, which is fast on track to be the first true 24-hour central city in Australia,” he said.

“Central Melbourne is the right place for high-density, highrise living.”

Sorry about the post I did it in a bit of a hurry, really exciting news and all haha.

Anyway, nice tower and quite classy in my opinion, and will change that end of Southbank quite significantly. Although it's been shortened, it's still a supertall and Melbourne is deserving of one. Just hoping that there's some attractive and well designed street level activation because we all know that area needs it a lot.

Melbourne to build tallest tower in Southern Hemisphere

NICK LENAGHAN
Melbourne will soon be able to make claim to the Southern Hemisphere’s tallest habitable tower after Victorian Planning Minister Matthew Guy approved a 319-metre residential skyscraper proposed by Singaporean developer Aspial.

The $900-million Tower 108, on Melbourne’s Southbank just outside the CBD, will be Australia’s first 100-storey building.

At 319 metres from ground to roof, the building arguably pips the QI tower on the Gold Coast. The Gold Coast tower has a 40-metre spire atop its roof, taking it to 323 metres high.

“At a height of 319 metres above ground it fits within relevant aviation regulations, and will include 1,105 apartments,” Mr Guy said. “This includes a good mix of 1, 2 and 3-bedroom apartments that will bring diverse household types into this central city location.

“When completed Australia 108 will be the most striking building on Melbourne’s skyline and a great example of the strength of homegrown Melbourne architecture.”

The Southbank tower, designed by Fender Katsalidis, just sneaks under aviation guidelines – known as PANSOPS – that are required by the suburban Essendon airport.

Aviation limits are 322 metres at the Southbank site. An earlier design for the Tower 108 soared to 388 metres until it was discovered last year that the proposal breached the federal aviation guidelines.

Aspial, headed by Singporean magnate Koh Wee Seng, acquired the Southbank site in December last year.

“We are extremely proud to be able to deliver such a landmark project in Melbourne, where we see a great appetite for luxury apartment living,” Mr Koh said in a statement.

“We believe this building will play a major role in showcasing Melbourne as a world-class city and leader in modern architecture.”

According to Aspial The tower will 100 level excluding ground floor so 101 levels above ground.

Definitely not called "Australia 108" (Maybe Australia 101?)
Apartments to be released before Christmas this year.
1 Bedroom apartments will start at $450,000
The tower will be completed in three stages with residents moving in before the tower is completed like Eureka and Prima Pearl.

Is this still considering to be pre fabricated/modular design from Fender Katsalidis or total re design from construction point of view?

The original Australia108 website is back up with the old design etc saying it's being updated, I know it was down for a while so not sure if it coincides with sales starting next month or not.

Might just be the server is back online and the new website isn't updated. I don't know what the website showed the past few months if it was just 404 or a different screen.
