Height looks to be around 120m?? Shrine is around 5 blocks away from this site as the crow flies. Have they done their shadowing modeling?

That's also three times the height limit for sturt street. Although I'm unclear if former discretionary heights are now mandatory here???

There is now a 40m mandatory height control (previously discretionary). This application was submitted before the new mandatory requirements were introduced.

Here is what the 2012 planning panel had to say about this site and mandatory height controls:

The submission of Hayball Architects used indicative plans for the proposed redevelopment of 117‐135 Sturt Street to illustrate what they saw as the Amendment’s unnecessary and conflicting constraints on the regeneration of Sturt Street. The Panel notes that the artists impression in the Southbank Structure Plan 2010 demonstrates how seamlessly a building such as the Hayball proposal might be accommodated.    Apart from the many positive urban design aspects of the building, other factors such as its relationship with the Malthouse Theatre, its through‐site laneway and its creation of a community and arts focal point (or heart) were evident to the Panel.  To deny a potentially innovative and site responsive outcome such as this for the sake of observing a strict rule book would be a lost opportunity in the opinion of the Panel.

Having said that the panel was looking at a ~80m high proposal. The community benefits of this proposal may get them up to 100m if they are lucky but it won't get 134m approved on that site.

That's a real shame
It's a great looking building that could take away some of the ugliness that those earlier townhouse style buildings create.
