A demolition sign has gone up for 6-8 Claremont Street, which is the site for Iglu South Yarra, a 24L/488 room student accommodation tower designed by Bates Smart. Iglu Melbourne City, the group's first student project, in Franklin Street, is nearing completion.

Michael Yates hopes office plan will sell his 'problem child' South Yarra site

Veteran developer Michael Yates is hoping the growing appetite for office developments will help him sell a 'problem child' site in Melbourne's South Yarra at a time when funding for residential projects has all but dried up.

Mr Yates will have a third stab on Tuesday at moving the 55 Claremont Street site - for which he agreed to pay almost $6.2 million in 2014 - after it previously failed to gain traction as both an apartment project and as a larger site.

The 73-year old pulled the residential project after selling only 20 of 38 planned penthouse-style apartments. It then failed to sell last year when he amalgamated with the neighbouring site to create a combined 969-square-metre footprint.

"We put it up for tender before Christmas," Mr Yates told The Australian Financial Review on Thursday.

He is now hoping an alternative scheme for the site - turning the permitted 15-storey residential project into an office building up to 4500 square metres in size - will attract a developer and capital in the current environment in which financing for residential projects has all but dried up. Any revision to the permit would be subject to local Stonnington council approval.

Stonnington have been trying to encourage more office space in South Yarra but their natural inclination will be to refuse it because it is just too tall. Will be interesting to see which way they go. My bet is approval with 5 level reduction in height.

they should approve it a significantly increased height but with a much narrower aspect (and bulk reduced) facing Capitol and with a major plot line set back from Capitol

Same old story, people need to make choices with their apartments, dumfecks

And, NO, it is not too tall.

seriously, why should the development rights of these new developers be significantly impacted/reduced and lessened because of the actions of others? The Capitol people ought to have a price to pay for pushing the limits by only having put their singular outcome optimization in consideration.

They've discovered asbestos on the Yarra One site, with a notice stating that a 5-day removal process will begin on July 24th. The Esque site in Chapel Street is still excavating.
