Really? It reminds me most of Australia 108. Some very similar design elements at play with this tower.
I can see that. I guess it's a very Southbank tower.
Sod the tower, that foyer/terrace design is something exceptional!
55 Claremont Street has been approved & notice of decision for 649 Chapel st

Agreed - the tower is boredom inducing. But, yes, the podium has a bit of the maestro of timber, Kengo Kuma about it:

Loving this addition to SY but not a big fan of the timber used in this render. All you have to do is look at the facade of Melbourne Central from Swanston street to know where this is heading.
Err it looks to me like it's all glass enclosed. Pretty sure whoever designed this knows a THING or two about how wood weathers ...
42-48 Claremont Street 83m AHD and 2.8m grund RL = 80m + 25L
Decent exterior, looks more interesting than a few surrounding it

Sod the tower, that foyer/terrace design is something exceptional! I totally agree with you on this one Adam, its exceptional.
Agreed Chris, they can't build this fast enough - a brilliant edition to the public realm in SY.
Marvelous Mega-Melbourne
671 Chapel Street
111m AHD to top of LMR and 7.8m ground RL= 103m all up
The plans for 671 Chapel indicate that the proposed tower at 627 Chapel Street will be 48 levels high and over 160m!!!
Well there is a precedent now a few doors down.
It seems that it's now easier to build a tower in South Yarra than it is in the CBD.
Box Hill is becoming the same too.
There are at least a dozen or more towers going up in the CBD Qantas, what are you talking about?
I'm talking in the context of new proposals.
well this one appears like it would fit the CBD setback rules, so lets see

Larry Kestelman proposes 31-level South Yarra skyscraper
November 6, 2015 - 12:03PM

Dodo founder, venture capitalist and property developer Larry Kestelman has wasted no time proposing South Yarra's next skyscraper.
With the ink barely dry on the $14 million contract securing the outgoing Gay Means Health Centre, Kestelman's LK Property Group has applied to build a 31-level residential building with 324 flats.
At that height, the proposed tower would still be 19 levels lower than South Yarra's tallest approved skyscraper, coincidentally also being developed by LK Group.
The application is also an example of how quickly planning precedents have shifted – coming six years after Sydney-based developer Stockland fought several planning authorities for permission to construct a 29-level, 350-unit tower at nearby 2-4 Yarra Street.
While Stockland's proposal covered a 2150-square-metre parcel of land, LK Group's 37-41 Claremont Street block is 970 square metres.
In 2011, Stockland sold the Yarra Street property to local developer Little Projects, which had nearly completed the nearby Ilk tower in Toorak Road.
