Trenerry’s $300m West End Project Ready to Go

Trenerry Property Group has unveiled the latest addition to their $300 million, four-building, “West End” development, with plans to start construction on the West Melbourne site in July.

Trenerry are undertaking the development in collaboration with Victor Smorgon Group and the Kanat family, with the two private investors joining Trenerry on the project in early 2017.

Sitting on a 9,200 square metre site, “West End” comprises 350 apartments across four residential buildings including the 14-storey “Adderley”, eight-storey “The Foundry”, 11-storey “The Spencer” and the 11-level “Mail House”.

Four architecture firms have been appointed to design the buildings: Hecker Guthrie, Carr Design Group, Mim Design and Six Degrees. CHT Architects are the principal architect, and ARM Architects are the masterplan architects.

Designed by CHT Architects, the Mailhouse is supposed to pay homage to the site, which was previously used by the Australia Post for a call centre.

Accompanying the apartment buildings will be a 92-room, five star Adina Grand hotel. The precinct will also deliver a hotel, 24-hour concierge service, supermarket and medical centre, a public park, day spa, pool, gym, 50-seat cinema, dog wash and dog-walking service, and half-an-acre of private landscaped gardens and a 24-hour concierge service.

Trenerry originally purchased the almost one-hectare site from Australia Post in 2015 for a reported $45 million.

“West End brings the best in design together for the first time to create what will be an eclectic community that has a passion for great design at its core,” Trenerry Property director Robert DiCintio said.

“Great design, complemented with a unique masterplan and amenity offer, makes life better, people happier, communities stronger – West End will be a major energiser for this suburb, which reminds us of Brooklyn 10 years ago.

Mailhouse1
The newest building to launch, the Mailhouse, will feature 98 one, two and three-bedroom apartments over its 11 levels, as well as providing its own hotel-style services and amenities, like room service and cleaning as well as almost 2,000 square metres of gated resident gardens including a 25-metre lap pool, gym, spa and relaxation retreats.

Construction is expected to start in July, with the developer hoping to appoint a builder by early-June.

Fridcorp, Besen and Wingate win approval for North Melbourne tower

Developer Paul Fridman, together with joint venture partners Daniel Besen and real estate financiers Wingate, has received planning approval for a $65 million apartment tower in North Melbourne on the city fringe.

The nine-level tower with 90 apartments on Shiel Street is one of a number of smaller-scale boutique apartments Mr Fridman's Fridcorp is pursuing in Melbourne after the removal of off-the-plan stamp duty concessions for investors made the development of mega-towers less viable.

"The investor market is completely dead, it's the owner-occupier market that is currently working, hence my move into doing more boutique projects under 100 units," he told The Australian Financial Review.

"I want to sprinkle a few more boutique projects in good areas with North Melbourne a priority for us. I'm mindful of not entering into large developments," he said.

Alongside this project, Mr Fridman is also undertaking a 50-unit project next to Monash University's Caulfield Campus in the inner south-east with another 75-unit development planned for Brunswick in the inner North.

'Good hotels create their own demand': Marriott launches another in Melbourne

Marriott's Australian head of development has dismissed concerns about an oversupply of Melbourne hotel rooms, after the hotel giant announced it would open a 150-room Courtyard by Marriott in West Melbourne in 2021.

The stand-alone hotel, which will be developed by Chinese company Ousia Investments, adds to the ever-growing pipeline of new hotels that will open in Melbourne during the next three to four years, including numerous upscale and luxury hotels by Marriott, IHG and others.

Marriott International's senior director of hotel development for the region, ​Richard Crawford, said the company had "one eye on supply and demand" but said the outlook for international arrivals and domestic visitors provided a "very sound platform for growth".

To be built at 50 Batman Street, the Courtyard West Melbourne will be only the second offering of the more-affordable brand in Australia alongside a Courtyard hotel in North Ryde, Sydney – despite it being Marriott's biggest brand globally.

The new hotel will include a restaurant with outdoor seating, an outdoor heated swimming pool and a 24-hour fitness centre, and 250 square metres of flexible meeting space.
