Chinese developers pay $50m for Hawthorn East supersite

A consortium which includes two of Melbourne's wealthiest establishment families has flipped a major Hawthorn East development site in a speculated $50 million deal.

Following an off-market campaign, Chinese developer Dahua Group has snapped up the 5197-square-metre supersite at 33-53 Camberwell Road from Trenerry Property Group director Robert DiCintio, the Victor Smorgon Group and the Kanat family, owners of Ted Baker Fashion and Flair Industries.

The vendors settled on buying the property only in May. It is speculated they spent approximately $35 million on a long settlement following a campaign in mid-2013.

VCAT has a approved the application at 153 Camberwell Road for two towers; one 12 levels and the other 10 levels. The development will be called "Camberwell Village" and has been designed by Elenberg Fraser.

Expect to see some taller proposals in Camberwell and Hawthorn based on this comment from the tribunal:

The implementation of the new residential zones and the placement of mandatory maximum building height controls within Boroondara’s thirty neighbourhood level activity centres there is diminished capacity for new residential growth within the municipality. We consider areas such as the Camberwell Junction Activity Centre, where there is a focus on jobs, retail activity and community services, is an appropriate location for increased development.

Leo... what a perfect example of how adding different elements and styles to buildings makes them a complete and utter dogs breakfast. What's the point to those white squares.. other than to ensure that the building looks shabby and dated as quickly as possible?

A simple and 'unadorned' approach to those middle two levels (apply the 'slatted' finish right across) would be a huge improvement, and the change in style for the higher levels poking out of the top would work just fine.

I can't understand what architects are trying to achieve.. it's so unimaginative.

Interesting.... hopefully it doesn't take up land that would otherwised be used for a fourth track eventually (from 3 to 4 tracks, Burnley-Camberwell was in the long-term 2013 network development plans).

Blue-chip Hawthorn retail outlet snapped up by Chinese developer

China-based developer LYZ Property Group has pounced on a blue-chip Hawthorn commercial property in popular Burwood Road, paying $17 million for the prominent retail outlet leased to the Captain Snooze franchise.
LYZ Property, a subsidiary of Hengmao Group based in China's Jiangxi province, bought the 2655-square-metre site on a tight 4 per cent yield, suggesting intensifying competition for prime assets in Melbourne's inner-east.
Burwood Road has undergone a rapid transition over the past five years as developers respond to surging land values and student demand grows at nearby Swinburne University's campus.
The sharp growth in apartment projects in the suburb has largely been concentrated on main roads, and potential development sites have been attracting a premium.

The two-level property at 283-285 Burwood Road sold despite having long leases in place to Captain Snooze and self-storage outfit National Storage that may preclude development for up to 15 years.
