This looks awesome! Looks like we'll have a riverside precinct to rival Edgewater. Hopefully we'll finally get some riverside cafes there after the NIMBYs knocked it on the head across the road in the Saltriver precinct.
Surely this should get up as 10 Moreland St and 18-24 Hopkins St have been both been approved with similar heights. Can't wait for construction to start for the area - I'm tempted to go over there with my shovel and start the digging myself!

Tower boom on horizon as developers eye Footscray

A pocket of Footscray will become a satellite city of 5000 people living in more than a dozen high-rise towers after recent amendments to Melbourne's planning scheme.
But the new scheme may allow towers up to 25 storeys high on the banks of the Maribyrnong River, prompting anger from nearby residents.
Planning Minister Matthew Guy has cemented controls for a small sandwich of land between the Maribyrnong River, Hopkins Street and Williamstown railway line that is set to become a forest of 18 tall buildings near Footscray's town centre.
Five different developers, including government-controlled Places Victoria, have drawn up plans for 3061 apartments in towers ranging in height from four to 32 levels. The bulk of the proposed buildings are 17 or more storeys tall.

This area will really be a very dense cluster if this occurs. Very promising.
Nothing really new here, just a re-iteration of whats been planned for the last 2-3 years. Good to see the PV site is close to a deal, though I can't understand why they have struggled to get a permit given the government is essentially just giving one to itself. The EOI closed about 2 months ago and they've been saying they are close to a deal ever since. Fingers crossed it goes through - given it's size its probably the most important site there, along with the river side one.

I won't be! I lay awake at night praying this gets off the ground soon. Actually the NIMBY outrage has been somewhat subdued on the whole precinct. Have Save Our Suburbs gone bankrupt or something? :)
I live in Whitehall st and own my home, none of my neighbours are against this or realy care how big it is, in fact all of them cant believe it hasnt been built out already.
And who is Crant Miles anyway ? Ive never seen his name on any of the Council junk mail..
With due respect to the residents of the area but this section is just putrid,dirty and unhealthy. If i was a resident i'd be praying for remediation ASAP.
btw. Grant Miles must be a mind reader. It's incredible how he just knows what residents are thinking.

Finally. It should be a popular development around there really. The river and associated transport infrastructure connections, whilst being close to the city, should be a winner.
Matthew Guy blasted over 'town cramming' in Footscray
Planning Minister Matthew Guy has been accused of ''town cramming'' after he approved four apartment towers that will cast a shadow on Footscray's Maribyrnong River.
A Hopkins Street block the size of a small cricket field is set to become home to more than 750 apartments, with four buildings ranging from 16 to 28 storeys.
The apartment blocks could be the first to overshadow the Maribyrnong River, according to the local council, with buildings 25 metres from the water's edge.
''It just destroys the amenity for all the surrounding areas, blocking views and causing wind tunnels,'' Maribyrnong mayor Grant Miles said. ''I thought we'd matured and gone past buildings like this. It's town cramming not town planning.''
Council's preferred maximum height for the area is 12 storeys, less than half the height of the tallest approved tower.
The Maribynong council had plans to encourage low-scale development closer to the river, with gradual increases in height further away from the foreshore, but Cr Miles said the latest announcement threw those plans ''out of kilter''.

If we want a bigger population, less sprawl and a chance of a better public transport system, the only way is to increase density. In this spot, its a no brainer to build this kind of development.
Sometimes you have got to wonder what agenda they are pushing.
^^ Thats the problem with councils having planning control - they are just slaves to a few whinging nimbys. And the local papers love a good council bashing story - a few people complain and they make it sound like half the suburb is up in arms! Thats why im so glad planning decisions here are in the hands of the minister - the whole area would be filled with 2 story townhouses if council had their way! The area is currently an industrial wasteland - I cant understand people's opposition to it either.
This approval means all 5 major proposals for the Joseph's Rd precinct are now approved - 3 on Hopkins St, 10 Moreland St and 1 Warde St. Just gotta turn soil on one to get the ball rolling - hope its this one!
What are the overshadowing issues of these new towers on the banks of the river let alone the river itself? I certainly do not want to see this part of the river overshadowed at critical times of the day throughout the year.
Chinese developers snap up Footscray sites
The heat in Melbourne's land market has spread west, with Chinese-backed developers snapping up sites in Footscray with more sales expected.
Martyn Toogood's Devcorp Vic hopes to tap strong offshore appetite for development sites by offering a prime site at 2 Hopkins Street, which has permits for four towers between 16 and 24 storeys high.
Sites west of the Maribyrnong River have seen less turnover than those in the CBD and inner east, but were nevertheless keenly sought.
Devcorp's large 9000 square metre riverfront block in the suburb's Joseph Road Precinct, an area designated by the state government to be rejuvenated with high-density housing, may fetch up to $25 million in today's heated property market, agents estimate.
Savills Australia's Julian Heatherich, Clinton Baxter and Nick Peden have been appointed as agents.
The planned 16- to 24-storey buildings, set back from the water's edge by less than 100 metres, caused considerable controversy when approved by Planning Minister Matthew Guy last year because they will overshadow the Maribyrnong River.
Local councillors claimed Mr Guy had applied one rule restricting building heights along the Yarra River's leafy eastern banks while taking a more laissez faire approach to the Maribyrnong's in the west.
The angular glass structures designed by Plus Architecture for Devcorp's block will be the second site-with-permit offered for sale in the immediate neighbourhood recently.

Riverside Footscray site sells for $26 Million
Local private investor Michael Dib's Blue Earth Group is speculated to pay $26 million for a riverside site in Footscray, with a valuable permit for four apartment towers rising 16, 18, 20 and 26 storeys and containing a total of 753 flats.
Covering 9209 square metres, the triangle block known as 2 Hopkins Street has more than 200 metres frontage to the Maribyrnong River, which divides Footscray from Kensington.
Because of water view security, the 2 Hopkins Street site is considered the best site within the Joseph Road pocket of Footscray where several high-rise, high-density apartment projects have been applied for and controversially permitted in recent years.
The former Le Mans Toyota dealership next door to Blue Earth's new site will also make way for flats after a proposal pushed forward by the state government's planning arm, Places Victoria.
Elsewhere in the area, two 17-storey buildings are mooted for 18-24 Hopkins Street and two 32-level skyscrapers are approved for 20-30 Moreland Street.

Who is the new architect?
Yeah not much to go on yet, but judging by that looks like we're in for a reduction in height. Overshadowing concerns for the new project directly across the river?
Hopefully construction will start soon with stage 1 (Boathouse) sold out in 2 weeks and stage 2 (Waterfront) 75% sold.
I'd still like the see clearer designs for the entire staged development.
Looking very much like the Hooo Humm crap we have around the Victoria gardens Shopping center in Richmond.
