Historic Flinders St wall to be restored in Melbourne Quarter development

AN important slice of Melbourne’s history will be given a second lease on life.

Restorative work is set to commence on one of the city’s most significant bluestone heritage-listed walls.

Lendlease is restoring the 174m heritage retaining wall on Flinders St as construction begins on the 2.5ha Melbourne Quarter neighbourhood.

Mark Menhinnitt, Lendlease managing director for urban regeneration, said the company was proud to be preserving an important part of Melbourne’s past.

They were dismantling the pedestrian bridge over Flinders Street West today. The core is well above Collins Street bridge now, but the little balcony view, beside the Lantern Building, has been partially obscured by mesh, so not so easy for closeups.

Lendlease lodges $500m Melbourne Quarter development plans

Diversified developer Lendlease has lodged plans for a $500 million tower, the third commercial office building at its expansive Melbourne Quarter project in Melbourne's Docklands.

The new proposal is for a 25-level tower, designed by architects Woods Bagot, which will target a 6-star Green Star rating and a 5-star NABERS energy rating.

With 49,000 square metres of office space, the new building, to be known as Two Melbourne Quarter, will be designed to accommodate the growing shift toward flexible working arrangements.

Lendlease lines up EnergyAustralia, AMP for Melbourne Quarter

Lendlease’s Melbourne Quarter development is on the verge of winning two new blue-chip tenants, with power retailer EnergyAustralia and financial services giant AMP firming as candidates to move into the Docklands project.

The city’s leasing market was yesterday abuzz with reports that EnergyAustralia was poised to take a major slab of space in Two Melbourne Quarter, at 697 Collins Street, the final office tower in the development.

Lendlease lodged plans for the 25-level tower in June so any move would be some years away but would be a key precommitment to allow the building to get under way.

EnergyAustralia and the developer declined to comment, but a deal would be another marker for Melbourne’s rising office leasing market.

A series of developers — including Mirvac, Brookfield, Charter Hall, Cbus Properties, ISPT and QIC Global Real Estate — have towers under way across Melbourne and are vying for tenants.

But companies have been drawn to the Lendlease urban regeneration precinct that is set to transform the overall area into a new $2.5 billion office, residential and retail project. Once complete, Melbourne Quarter will include seven commercial and residential buildings.

The Woods Bagot-designed Two Melbourne Quarter is set to have about 49,000sq m of office space and about 800sq m of retail space.

One drawcard for the energy giant may be the opportunity to consolidate its multiple sites around Melbourne and bring its staff into one building.

The building’s plan for a six-star Green Star rating and five-star NABERS energy rating could also be an attraction.

Meanwhile, AMP is looking at space in One Melbourne Quarter, which is filling fast. Lendlease won design and engineering firm Arup as the first tenant at that tower in late 2015.

That 25,000sq m next-generation office building was sold to Lendlease-managed fund, APPF Commercial, for more than $250m last year.

Attention will now turn to the 28-storey Melbourne Quarter Tower, the $550m tower billed as the project’s centrepiece.

It will span 55,000sq m and is targeting tenants after campus-style floor plates.

Well above the Collins Street bridge now. There was equipment operating near the corner of Flinders and Wurundjeri Way (the resi towers end of the site), but I didn't get down to see what they were doing.

The first phase of an exciting new development linking Melbourne’s CBD with the Docklands is now complete, creating jobs, inner-city housing and new open space.

Minister for Planning Richard Wynne today joined representatives from Lendlease to mark completion of Stage 1 of the Melbourne Quarter project – a new deck overlooking Wurundjeri Way.

The project was given the green light by the Andrews Labor Government. Since coming to power, the Government has approved more than $14 billion in projects in Melbourne’s CBD and surrounds.

The project is creating 15,000 jobs during construction and will become a thriving space for 12,000 workers once complete.

The Melbourne Quarter deck will connect three office towers on a 2.5 hectare site bordered by Collins and Flinders Streets – just opposite Southern Cross.

A centrepiece of the Melbourne Quarter project will be an elevated Skypark garden above Collins Street, as well as a separate public square at ground level.

Melbourne Quarter will also include:

• 130,000 square metres of office space

• 1,690 apartments for 3,000 residents

• 4,000 square metres of retail space, including 40 shops and food and beverage retailers

• 1,000 square metres of community space

The precinct is set to be a leader in environmental design principles, with more than half of the total development to be open space.

Completion of the first stage of the deck means structural works for the Skypark will begin in the coming months.

The entire Melbourne Quarter development will be completed by 2022.
