TGI Fridays continuing it's expansion in Melbourne, new restaurant at Freshwater Place, replacing the YAR Korean restaurant.

International restaurant chain targets Southbank

​Melbourne, 23 July 2013 – International restaurant franchise T.G.I Friday’s will open its latest Australian outlet at the Southbank retail precinct in Melbourne.

CBRE’s Zelman Ainsworth concluded the 10-year lease deal for a 621sqm restaurant space at Freshwater Place.

“The lease highlights the continued strength of the Southbank retail and hospitality precinct,” Mr Ainsworth said.

“Southbank has experienced significant growth over the past five years, and outperformed many other major retail precincts in Melbourne.”

The space to be occupied by T.G.I Friday’s was previously tenanted by popular Korean restaurant YAR.

T.G.I Friday’s will be joining other major retailers in Freshwater Place, including The Meat & Wine Co, McDonalds, 7-Eleven, Subway, Cafenatics, Kenny’s Bakery, Bluebag Café, In a Rush Café and more.

I still think it will in some form or another. Some food for thought/worth considering:

 

  • The Westin hotel set a precedent for height in that area as did 35 Spring St.
  • .The architects are Bates Smart. Now for a moment try and think of the last Bates Smart scheme that has been refused at Town Planning and/or VCAT. Controversial Bates Smart projects that have been approved/built in the last decade: 35 Spring, 171 Collins Street, 150 Clarendon, Capitol South Yarra, Queensbridge Tower, Lend Lease Armadale etc. If you want to successfully navigate through the planning process you get Bates Smart. They know what they're doing.
  • and you always submit a worst case scenario as it gives you a bargaining tool to negotiate with.
  • In the end this will probably lose a floor or two and retain the facade and interiors to a certain depth.

^^ Interesting to see such competition for space in 180 Lonsdale St.

Having worked in there before it wasn't that special for a fairly new building, but the location was very central and especially great for food options.

Maybe its time Telstra signed up to a taller tower. Lets hope 555 Collins would be on their radar :)
