Docklands threat to CBD
March 29, 2013

Docklands poses a clear risk to the central business district's office vacancy rate, CBRE research suggests.

Harbourside development on the western edge of the city has been the engine room for growth in Melbourne's CBD for the past decade and will continue that role over the next two years, according to CBRE's latest Australian Viewpoint.

But while much of that growth in stock has been absorbed against strong background conditions in the office occupier market, ''forthcoming supply in Docklands poses clear risks to CBD vacancy'', it said.

To date, the market appeared to have digested the extra space as part of a cyclical ''slowing'' after a period of strength.

But the significant level of development within Docklands over the next 12 months is ''expected to outstrip demand'', CBRE maintains.

$600 million huge mixed-use development for Melbourne's East

A mixed-use development called the Nova, designed by the Buchan Group will feature a hotel, retail and residential apartments and will be opposite Monash University in Clayton, Victoria.

According to the Financial Review the development is set to cost around $600 million and will be the biggest development by well known Melbourne developer Nick Saraceno.

The area dedicated for the precinct is 22, 000sqm and will feature provisions for a supermarket, a selection of retail stores, cafes and 'alfresco style' informal eating areas, as well as space for a factory outlet centre.

There will also be 51 town house style units, 218 apartments, 360 studio apartments and 223 hotel apartments in 8 levels as well as underground parking.

The rumour mill is in full flow that the former site of the mighty Federal Coffee Palace(my heart bleeds)at 555 Collins Street could be about to be redeveloped into a 100+level 400m monster.

With the shite that's there now. One can only hope :-)

But the shadowing will occur opposite the Casino (correct me if I'm wrong) which won't have a detrimental effect on most gamblers.

I think with the relaxing (or should that be evaporation?) of FSR (floor space ratio for those of you playing at hone) and height restrictions in Melbourne, I think it's critical that if a tower is to overshadow public open space or have a negative impact on the public realm (even if only for a brief period during the day) it should be encouraged to contribute positively in some way other way to the public realm to offset. For example the condition that came with Australia 108's permit whereby the developers had to contribute a monetary amount ($50,000 per SOU from memory) to City Rd improvement works.

In Sydney, building's get extra FSR if they provide significant public space as part of any development and this used to be the case in Melbourne. In New York when the High Line got underway owners of property abutting or below the line were able to transfer FSR to other sites for giving up their land to help facilitate the redevelopment.

Nice. Don't really know how i feel about this one. On one hand i'm happy that this site is actually getting developed, on the other i'm a bit underwhelmed. Either way, this area is going to have such a different feel with this and medibank going up and NAB almost completed.

Places Vic to abandon Docklands

Troubled developer Places Victoria is abandoning its headquarters in the premium Goods Shed North project in Docklands to help reverse its poor financial position.

The move follows widespread cost-cutting at the state government entity, which has slashed its workforce by more than half and is expected to begin selling some of its land holdings.

Thanks Ryan, this AGL one has somehow passed me by. Can I ask what the deal is? Is it just a proposal at this stage?
