Essentially demolishing the building for whatever the approved version/more detailed designs of these concepts is:

I'd assume they will do something like they did with Upper West Side and set up some sort of permanent display suite and start selling. Nothing is really confirmed at the moment in terms of designs or timeframes.

Article states 85 level tower, hotel taking up the top 15 floors.

>>Melbourne’s hotel stock is set to get a high-end boost with the addition of a Ritz-Carlton at the top of an ­85-level residential tower that developer Far East Consortium (FEC) is planning for Spencer Street.

The Australian Financial Review understands hotel operator Marriott International’s luxury brand will take up the top 15 floors of a tower which, with a planned height of between 295 metres and 300 metres, could top the city’s current tallest, the 297-metre Eureka Tower in Southbank.

Designed by architect firm Cottee Parker, the hotel will be one of two in the planned four-tower development. Cottee Parker is also working on the Ritz-Carlton Perth that the developer is due to start construction on next year. Neither Cottee Parker nor FEC responded to a request for comment. Simon Cooper, Marriott’s managing director for the Asia-­Pacific region, was travelling and unable to comment

A major four-tower skyscraper complex has been approved for construction on the site of the former Age building in the heart of the city.

The enormous 300-metre, 85-storey larger tower will be as tall as the Eureka Tower and will include Melbourne's first Ritz-Carlton hotel on the upper 15 floors.

The other towers will comprise retails spaces and around 3,000 luxury apartments. The project is part of the residential regeneration of the CBD.

The towers will be built at 250 Spencer Street, on the corner of Lonsdale Street. Construction is expected to commence within two years.

Planning Minister Matthew Guy, who made the announcement on 3AW Drive, said he knows the plans will receive criticism but maintains it is the right decision moving forward.

"Living habits are changing and what we are finding, particularly with generation Y, is that when they move into the city or to Carlton... in the past people would move there, they would either get engaged or live there while they are young, and then move back out to the suburbs," he told Tom Elliott.

"Many of those people in that generation are not."
