The day I took the above shots, the traffic warden told me she thought that there was one more level of excavation. I wondered if the blue markings were the outline of a core. I'd never seen a huge rotary saw in action like that.

ISPT eyes half stake in Arch office precinct

Superannuation fund-backed investment manager ISPT is looking to stamp its authority on Melbourne’s office market with the purchase of a half stake in the commercial component of the city’s $1.25 billion mixed-use luxury Collins Arch precinct.

The play, which could be completed by month’s end, would see the fund manager take the interest in the premium office element of the project being developed Cbus Property. The pair have close ties with ISPT buying into other Cbus Property projects and they did not comment on the deal that is being negotiated directly.

The project sits on an island site in the CBD and it has drawn a roster of blue-chip lawyers as tenants for more than 40 per cent of the office space 49,000sq m tower and may benefit as it fills the remainder as city rents are rising.

The pricing on the deal is likely to reflect both the leasing success and the tightening of capitalisation rates in the city.

These are also on display as international investors line up for stakes in two Mirvac developments — 477 Collins Street and 664 Collins Street — with final bids via Colliers International and JLL closing next week.

The value of Cbus Property’s 49,000sq m premium grade office building at 447 Collins Street is likely to top $600 million.

In this last picture, are we seeing the beginning of elevator shafts in the core at the left?

Also, does anyone know if there are buildings nearby where one can get access to a window to oversee the site?

Don't know enough to answer your 1st question. I would LOVE to find somewhere with an oversight of the site (ditto, 80 Collins). It's a pity they didn't install viewing windows, as some sites do e.g. Capitol Grand.
