– The new proposed west facade seeks to provide greater activation, character, light and view amenity to the western boundary. The circular windows shown opposite are based on a prototypical 750mm window apperture. The windows are dispersed in a random pattern with a greater amount shown toward the top of the building to provide differentiated outlook and flexibility with internal planning. This strategy corresponds with the load bearing capacity of the buildings west facade and is designed to appear more ‘perforated’ toward the top. At night these elements provide a unique and surprising identity to the western boundary. A blue light is positioned at the top level to the northern and southern boundary to accent the buildings identity with a ‘Melbourne Blue’ colouration.

The "heritage interior" is not being retained. The building is being gutted, certain elements recycled, and the interior being reconstructed. Better than nothing, perhaps, but it's a reconstruction, not a historic interior.

His development business is as busy in Melbourne, where construction is under way on 650 apartments in one of the city's tallest residential towers, Victoria One, in Elizabeth Street.

Another joint venture with the wealthy Deague family Asian Pacific Group, saw Xu launch, and sell 70 per cent, of the super-skinny upmarket Collins House project in Collins Street.

"It happens that we are doing property development in Australia, but now there are a lot purchasers from China and Asia. We are in a good position, we know what both sides think," the developer said.

The ability to straddle both markets has also helped with another upmarket project in St Kilda Road called Opera, which Golden Age plans to launch next month.

A recent test launch of 19-storey project targeting Hong Kong resulted in 16 apartments selling in two days, with at least 10 snapped up by Australian expats.

I'm surprised this hasn't been approved yet. I know some developers start sales before approval, but for a developer to go as far as this one has including engaging a builder and tweeting that construction is about to start (back around March from memory) without approval seems extraordinary.

Another great Melbourne heritage interior destroyed."Reconstruction" of the shipping chamber or not, the demolition of the majority of this highly intact building is a big loss for the city.
