Perri gets merry with Carlton Gardens tower

Private developer Perri Projects, with its joint-venture partner Wingate Property, have won approval for a $150 million tower, mostly upmarket apartments, on the northern edge of the Melbourne CBD, overlooking Carlton Gardens.

As a mixed-use project, now approved by city council, the building will also have a component of commercial space of around 3000 square metres, in its podium level.

Architect Woods Bagot pulled in its London and New York studios to work on the Victoria Street design, along with its Melbourne team.

But the bulk of the 20-level development will comprise 70 two- and three-bedroom apartments, squarely aimed at the upper end of the market and selling for between $1 million and $3 million.

It is a section of the market that Perri, led by managing director David Scalzo, knows well with a suite of boutique projects in its portfolio, such as the seven penthouse-style residences at The Englefield in South Yarra, which is due to be completed mid-year.

If anything, according to Mr Scalzo, demand is increasing at that upper end of the market, where apartment buyers are becoming more discerning.

The wedge-shaped piece of land at 23-29 Victoria Street is on the corner of MacKenzie Street on the northern border of the CBD, overlooking the historic Royal Exhibition Building and near the inner-city suburbs of Carlton and Fitzroy.

^^ There are service stations in Carlton, Collingwood, Richmond and etc.

This proposal is a good use of city land.

I'm actually glad that ugly service station that's currently on this site is going!
