New render for smaller tower at 22 levels
Mark Baljak, Is this the 2nd smaller 22 level tower that is proposed for Wesley Place at the rear facing onto Little Lonsdale Street, or is it the 33 level tower that is going to be downsize to a smaller tower.
l thought there were 2 towers one 33 levels and one 22 levels.
It would be good if you can please answer my question thank you.
Taller one spans 130 Lonsdale through to Little Lonsdale - 33L.
The pic above is addressed 150 Lonsdale but is the smaller tower that will be plonked atop the existing car park facing Little Lonsdale - go figure.
There'll be a fairly big landscaped area between both new towers

This new design is indeed so much much better - dont know what anyone was thinking giving the previous one a permit, with those extremely distracting angular bits at the front clashing with the church spire more than they were 'opening up views'; or perhaps it didnt get a permit, it got one with conditions, and this is the result ? Curving edges are a bit bland, but a bland backdrop is just what's needed here, letting the church remain dominant (as much as it can with a 35 storey tower so close). Still dont like the generally open space at ground plane level though, thats all a bit clashy, id rather a solid podium.
I would also much rather have seen a much bigger setback of the tower from lonsdale, retaining parts of the club facade or not, and also rather that the poor old manse, which is going to be practically hidden inside the tower moved to the back (or the front) of the site; this is taking the 'preserving original location and context' a bit far, since the context is going to change so radically anyway; it would have made a great ensemble with the school and cottage at the rear, with again a bit more setback of the tower - I would have preferred the tower smaller bUt taller than this rather wall-like thing.

"Charter Hall Commences Construction on Wesley Place With 50% Leasing Pre-Commitments
Four big names have committed to moving their operations into Charter Hall’s $600 million Wesley Place office development, securing 30,000sq m of leasing pre-commitments.
TelstraSuper, Cbus Super, Wesley Mission Victoria and Uniting Church in Australia have committed to long-term leases within the development – representing about 50 per cent of forecast income for the asset.
Construction officially commenced on Thursday, with Charter Hall confirming its newest tenants for Wesley Place at the breaking ground ceremony.
“Securing 50 per cent of forecast income for the asset, in line with commencement of construction, enhances CPOF’s portfolio quality and total return metrics and delivers the funds investors a coveted new Premium Grade office asset in the tightly held core Melbourne CBD precinct,” CPOF fund manager Matthew Brown said.
“We see this investment as an exciting opportunity to create not just another landmark office tower but to create a work place that offers our tenant customers an unsurpassed level of both business and lifestyle amenity.”
Located at 130 Lonsdale Street in Melbourne’s CBD, the Wesley Place project will be constructed by Lendlease under a fixed price contract, and will comprise a new technology enabled Premium-Grade tower with 58,000 square meters of vertical campus style office and premium retail space across 35 floors.
One of the most tightly-held areas in Melbourne’s CBD, the site located at Wesley Upper Lonsdale is in the heart of Melbourne’s entertainment and cultural precinct .
One of the design features central to the building's sense of community is its four levels of cascading rooftop terraces and a revitalised urban realm comprising a retail and alfresco dining experience, along with a new urban park and activated community space.
The building has been designed to achieve a 5 Star Green Star rating, a 5 Star NABERS rating along with a Gold WELL rating.
The development rights for the Wesley Place Development were acquired in November 2015."

Charter Hall wins approval for $200m Melbourne office tower
Charter Hall has received development approval from the Victorian government for a $200 million office tower at its Wesley Place complex on Lonsdale Street in the Melbourne central business district.
The new A-Grade office tower at 140 Lonsdale Street to be developed by the Charter Hall Office Trust will comprise 16,500 square metres of office space over 22 levels and will mostly retain the existing above-ground carpark, providing approximately 380 car spaces.
It's the second tower the $2.6 billion unlisted trust will build at the Lonsdale Street precinct as part of a bigger $600 million project after the trust acquired the development rights to the 7400 square metre "holy acre" island site from Leighton Properties in 2015.
A premium-grade tower with 58,000 square metres of vertical campus-style office and premium retail space across 35 floors at 130 Lonsdale Street is already under construction. Both towers are due for completion by mid-2020.
CHOT also owns the existing 29,000 sq m office building in the precinct at 150 Lonsdale Street anchored by a lease to Telstra. The completion of both towers will bring Charter Hall's investment in Wesley Place to $1 billion. Charter Hall's total group office portfolio is worth $9.5 billion.

This is motoring along, as you might expect. The ramp from Little Lonsdale has been removed.
It was the Wesley Place site which prompted me to think about using a ladder, when they sealed off the last gap in the fence.
Wesley Place now has THREE cranes. As I drove along Lonsdale on Saturday, I noticed a new crane at the Lonsdale Street end of the site. When I went back today for pics, they were busy erecting a 3rd one at the Little Lonsdale Street end. This building is going to fly up! I couldn't get a shot from the northern end because the area near the latest crane was all taped off.
