Street activation on that section of Victoria Parade (a six lane major thoroughfare) is a difficult task. It's similar to City Road in Southbank. Fix that and you go a long way to fixing the area.

The Swanston Street side is alright.

This project seems to rub a lot of people the wrong way. I think one of the main reasons for me it the extremely weird heritage integration and "stilts" that the tower has for some reason.
When heritage gets treated like this I would prefer them just to get rid of it altogether.
It doesn't address the problems that many people also have with this end of the city, it feels like much of the same stock as the north end, just inactive podiums. We already have enough of that with Southbank, why continue it here?
There is also something kind of cheap about this one, just screams pig with lipstick.

I think the tower could end up great, it's just terrible at street level. But then Victoria Street's already a traffic sewer so not a great canvass to work with.

Victoria Street might be a "traffic sewer" but the main frontage on Bouverie Street should be a fantastic opportunity to get things right. This building is just a mess and, as 3000 says, makes a mockery of any attempt at heritage adaptive reuse and integration.
