Paul Little, Jane Hansen to build Melbourne Uni student hall, fund scholarships

CARLTON + PARKVILLE | 3053 + 3052 | Projects

Rich List developer Paul Little and his wife Jane Hansen will donate $30 million for a new University of Melbourne scholarship program to house and support financially disadvantaged students over the life of their undergraduate degrees.

The university will also stump up $70 million to develop Little Hall, a student residence with capacity for 669 students, of whom up to 60 will receive the Hansen Scholarship – worth about $24,000 per student per year at current costs – to cover their accommodation and support living expenses.

Little Projects will provide project management services – which Mr Little said it won after a competitive tender – for a construction project the university will oversee and on which it will appoint a builder.

The Hayball-designed project will build 669 student bedrooms in sections rising three, 10 and 14 levels around a central courtyard on a 2586 square metre parcel of land at the corner of Swanston Street and Lincoln Square South in the inner-northern suburb of Carlton.

The facades of the university-owned but underutilised buildings currently on the site – Lincoln House and the former International Tobacco Co. factory – will be retained. A learning hub in the building will locate university teaching facilities into the students' accommodation space.

Scape does the sums on block near university

A development site in Melbourne’s Carlton is drawing interest from the student accommodation sector, with Scape circling a block that could trade for about $30 million.

The site at 558-566 Swanston Street is near the University of Melbourne and RMIT, on a strip where several student housing projects have sprung up or been proposed.

The vendor, Chinese-backed developer Besgate, is selling three development sites in the city rather than push ahead with the apartment projects itself.

Development approval is in place for 159 apartments across a gross floor area of more than 15,000sq m, plus 106sq m of retail space at the Swanston Street site.

The interest in converting the parcel to student accommodation could see the portfolio split up and different buyers sought for the two other offerings in the CBD, at 640 Bourke Street and 140 King Street.

Besgate is said to be hoping for about $30m for the Carlton block, which it bought for $13m in 2014.

Scape takes new stake in Melbourne student market

Student accommodation provider Scape has snapped up a prime CBD-fringe development site, adding about 500 more beds to its $1 billion portfolio.

Scape Student Living is understood to have spent $31.5 million on the 1600 square metre site at 558-566 Swanston Street.

The site, part of a portfolio assembled by the Sydney-based developer Besgate in 2014, was sold with a permit for 159 apartments in a 12-storey tower.

Besgate, led by Justin Gao, paid $13 million for the Trivett City Peugot service centre. The deal was negotiated by CBRE Mark Wizel and Lewis Tong who are also handling two other sites which Besgate is off-loading. They declined to comment.

Scape director Craig Carracher said plans for the site will be reworked to offer about 500 studios.

Construction starts soon on a 800-bed project at 97 Franklin Street and on the 650-bed project at 557 Swanston Street, a site that forms the north-eastern corner of Grocon’s CUB site.

Scape and John Holland also have the construction rights to the site above the new Library underground railway station on the corner of Swanston and Latrobe streets which could also yield another 750 beds.

Whats the status of 97 Franklin? Thought it was rejected?
