I was at Box Hill golf club the other day and caught a cab back through Box Hill - driver did a tour through the back of Carrington Road between Station Street and Elgar.

You could see the low rise densification through the area, the money Council has spent in creating nice walkable footpaths etc and you could see heaps of pedestrians filtering off from the main activity centre through to the backstreets.

Hopefully as Steve Says we see more of that transitional density through from the high to mid to low rise density and out to more traditional single lots beyond.

I'm curious how they will solve the Carrington road issue. It's got a loading bay, a bus exit ramp that's one way with traffic and the corner was marked for Sky One to go up. It's also quite busy with restaurants

not sure if 517 Station is correct address?

517 is the childcare centre abutting a carpark on the right hand side. 519-525 is the carpark and it is the block that abuts a street as shown above in the render above.

I'd assumed both sites are Council owned which would be interesting/good for the prospects of this being approved. Maybe my assumption is wrong though.

WHITEHORSE Council has sold a carpark in the heart of Box Hill’s restaurant precinct for a hefty profit to a developer which already has a large presence in the area.

The carpark at 517-521 Station St and attached to Central Box Hill Children’s Services Centre was sold to developer Golden Age for $51.8 million — or $317,791 for each of the 163 car parks.

The 7344sqm site on the corner of Station St and Cambridge Rd sold for about $7053 a square metre.

Mayor Philip Daw said the outcome would benefit the wider community.

“This is a tremendous outcome for the city and the redevelopment will generate a range of economic and social benefits for the surrounding and wider Whitehorse community and will also add to the employment and economic opportunities for Box Hill,” Cr Daw said.

Golden Age is already selling apartments in its 35-storey Sky One development one block away on the corner of Carrington Rd and Station St.

Golden Age has also begun construction on Victoria One, a 75-storey development in the heart of Melbourne which, when completed, will be the tallest residential tower in the CBD.

“The redevelopment will feature large public open spaces with multiple street frontages, a mix of

commercial and retail spaces, residential accommodation and a 104 place child care facility,” Cr Daw said.

A planning permit and rezoning process is expected to commence this year with final sale settlement occurring upon final planning approval being granted.

“Council’s current public car park at Cambridge St will remain operational for a further nine months after settlement,” Cr Daw said.

“This allows for Council to construct, and have in operation, a new multi deck car park at Harrow St that will provide a net increase in public car parking in this part of central Box Hill.”

Box Hill high: Whitehorse Council plan for buildings up to 30 storeys

Box Hill is a suburb growing up quickly, literally.

The 36-storey Whitehorse Towers apartments and hotel is almost complete but, if a plan to be put to the state government by Whitehorse Council is anything to go by, locals haven't seen anything yet.

The proposal, to go before a panel of experts in June ahead of presentation to the planning minister, puts forward preferred building heights of up to 30 storeys in the popular retail, health and office precinct.

Currently there is little guidance on the height limits that the council wants to built in the area.

The council's plan, which does not ask for mandatory height limits, proposes staggering buildings down from the peaks of between 20 and 30 levels, to eight levels closer to existing low-rise housing.

Spotlight Group sells $50 million Box Hill

The Spotlight Group has sold a permit-ready development site in central Box Hill, which was listed with a price guide of about $50 million.

The 4248 square metre holding at 845-851 Whitehorse Road, on the north-east corner of Wellington Road, has for years traded as a haberdashery store.

However Spotlight's owners – including BRW Rich Lister Zac Fried and his uncle Morry Fraid – recognised the property held unlocked capital in its airspace.

As such, last year, they relocated the suburb's Spotlight outlet to a less central location at 313 Middleborough Road and sought a permit to replace 845-851 Whitehorse Road with a major mixed-use development.
