An attractive unoccupied commercial building in the Brisbane coastal suburb of Sandgate dating back to the 1930s has been listed for auction, with price expectations starting from $400,000.

It could fit nicely into the portfolio of a small investor or SMSF portfolio or could appeal to a business looking to own its own premises.

Located at 1 Loudon Street, Sandgate, the 130-square metre property is split over two levels and has previously been host to a bank, a hotel and a boarding house.

It stands at the end of a fork comprising Loudon Street and Seymour Street and is a short walk from the Sandgate train station.

It last sold in 1997 for $200,000 but has remained within the same family.

It has the potential to be occupied or leased as offices or retail premises and comes with three partitioned offices, a boardroom and a reception.

The premises are being marketing by Lawrence Temple and Hudson Dale of Raine & Horne Commercial Brisbane North, who tell Property Observer they have received a significant number of enquiries since the start of November.

The land area is 167 square metres and offers two car spaces.

The property will be auctioned on December 5 at 11am.
