Australian Volunteers International is the latest not-for-profit group to offer its substantial innercity Fitzroy, Melbourne premises for sale.

More than $6 million is tipped for 71-75 Argyle Street, set on the northeast corner of Fitzroy Street.

There's potential for an 11-level structure on AVI’s 1049-square-metre block, which includes a historic double storey building.

It is being marketed by Savills’ Nick Peden, Clinton Baxter and James Lockwood.

The Collingwood-based Smith Family sold its 1139-square-metre site to local builder Pace Development Group for $8.8 million some two years ago.

The a few weeks ago, the Salvation Army secured around $7 million selling its historic estate, Cloyne, at 12 Chapel Street, St Kilda, to another charity-related owner occupier.
