Retail property at Essendon sold for $865,000

A Melbourne based investor has paid $865,000 on a 6 percent yield for a strata retail property at Essendon in Melbourne’s inner north.

Sold through Teska Carson, the property comprises a modern retail space of 78 square metres.

It has exposure to high levels of traffic on Mt Alexander Road at its intersection with Bulla and Keilor roads.

It was sold subject to an eight year lease at $53,000 per annum net

Teska Carson’s Anthony Choi said shop 5, 1142 Mt Alexander Road property drew strong enquiry being located in a tightly held strip with a low vacancy rate "in an area likely to see strong capital growth."

The sale price was a 20 per cent premium over the last comparable transaction in the vicinity.

The vendor was a local private investor.
