The hamburger restaurant Milky Lane has agreed terms on a two-year lease with options at Parramatta in Sydney's west.

It is for the ground floor 385sq m retail space at 20 Macquarie Street.

The agreed gross annual rent is $380 a square metre, with a 4.5 per cent annual rental review.

Khoury Partners' Jon Race handled the leasing negotiations.

With a complete update of both the lobby and common areas, 20-22 Macquarie Street occupies a central position, only metres to Parramatta Train Station Station and Bus Services.

The tower provides six levels of B-Grade office accommodation.

Retail opportunities included ground floor retail featuring full commercial kitchen and seating for 213 diners.
