International jewellers take up prime space on Swanston Street

International jewellery brand So Good has leased a vacant shopfront on Swanston Street in the Melbourne CBD, where rents range from $3,500 to $4,000 per metre.

The retailers will open their first Melbourne store at 215 Swanston Street on a long 10-year deal.

The two-level freehold has a ground floor area of 105 square metres and first floor area of 105 square metres.

The leasing deal was negotiated by Fitzroys leasing executive Harry Curtis, who says the new tenants will be paying a 20% increase on the previous tenant’s annual rental, with 4% annual rent increases and a six-month bank guarantee.

So Good has begun moving into the premises and will commence their own fit out shortly.

"The retailer was attracted to the property’s prime location near the corner of Swanston and Little Bourke Streets, within the heart of the hustle and bustle of Melbourne’s CBD,” says Curtis

Fitzroys is currently seeking tenants for the ex-Zamels site on the corner of Swanston and Little Collins Streets, which has a wide 28-metre frontage.
