An industrial facility located within the surging Illawarra region has been listed for sale by Knight Frank with price expectations of more than $24 million. 

Located at 9 Durgardin Drive within the regional centre of Albion Park Rail, it is close to the Wollongong CBD.

The property comprises commercial office and warehouse space across 31,500 square metres of site area and 360 car spaces. The property is offered in one line – however offers a registered strata subdivision, enabling future flexibility.

It is being offered for sale by expressions of interest closing March 17.

Knight Frank’s Ben Mostyn, Matthew Lee and James Mulcair are managing the sale on behalf of the Kollaras Property Holdings. 

Mostyn said the buyer profile would likely be “high net worth private investors, local and interstate syndicators and smaller trust funds” .

“The property offers a great mix of modern, functional improvements and the flexibility of existing strata division approvals. Currently leased to five tenants, the weighted average lease expiry is eight years – this is a secure investment opportunity.”
