Arthurs Seat's Georges Boutique Accomodation on the Mornington Peninsula has been listed for sale.

The full contents and operating business is included in the $2 million price tag through Colliers International Melbourne agent Kim McQueen.

Adjacent to the renowned Eagle Chairlift, Georges Bed and Breakfast at 776 Arthurs Seat Road at Arthurs Seat has north facing views over Port Phillip Bay.

The business has been operating since 2007. The property on 775 sqm last traded for $325,000 in 2004.

One hour from Melbourne, Georges comprises three suites each with balconies and water views.

There's a fourth guest suite, a manager's suite and a cafe with open fireplace, wine bar and outdoor deck.

The commercial kitchen has been modelled on the live-in cooking schools of France and Italy.

Colliers International Melbourne agent Kim McQueen is marketing the property as one of the Mornington Peninsula's best.

McQueen says it offers a myriad of opportunities, from its current boutique accomodation use to a live-in culinary or language retreat.
