Carlton retail investment sells for $575,000

A modern retail investment in Carlton has been sold for $575,000.

The 140 Rathdowne Street property was sold by Fitzroys agents Terence Yeh.

The inner-city strata retail sale price reflected a tight 5.5 percent yield.

Yeh, who acted on behalf of the developer, said a private investor with experience in developments purchased the property.

It was sold with a five-year lease to café Bloom Coffee Bar with two five-year options, returning $32,000 per annum plus outgoings and GST.

The property is on the ground floor of a boutique mixed-use development completed late last year.

The three level complex comprises six ground floor shops and thirteen apartments.

Yeh said the property offered an experienced tenant, long secure lease, excellent exposure and prospects for tax benefits.
