Former National Soccer League coach Tony Vrzina has secured $2.7 million from the sale of a vacant office/warehouse building in Hawthorn East.

CBRE’s Sandro Peluso, Josh Twelftree and Jimmy Tat negotiated the off-market sale of the 31 Hall Street property on behalf of the veteran coach.

Vrzina led Sydney Croatia in the 1990s before coaching Victorian Premier League side Fawkner.

In his coaching career he also led the Melbourne Knights, Preston, George Cross and Bulleen.

The 460 square metre Hall Street building has been purchased by an investor seeking to capitalise on demand for social infrastructure in the increasingly affluent commercial and industrial precinct by leasing the building to a health-care related tenant.

“While Hawthorn has always been popular with office tenants and commercial owner occupiers, we expect to see a shift towards more social infrastructure uses in the area,” Peluso said.

“This will underpin growing interest from medical and child care operators, particularly in light of the growing number of office developments in the area.”

Peluso noted that the one-time Hawthorn East industrial precinct comprising Hall and Cato Streets had been almost entirely converted to high end office and boutique owner-occupied properties, with 31 Hall Street representing one of the last remaining industrial assets.
