Perth's Paddington Ale House offered for lease

A historic Perth hotel, the Paddington Ale House, is being offered for lease. 

Located at 141 Scarborough Beach Road, Mt Hawthorn, the Paddington Ale House comprises a trading area of 1,676 sqm.

It is positioned on a corner block.

Built circa 1932, the hotel consists of a restaurant, bar, alfresco dining, and accommodation rooms.

The Paddington Ale House is licensed to hold 520 patrons.

CBRE’s Ryan McGinnity and Chloe Mason have been appointed to market the long-term lease for the venue via an expressions of interest campaign closing March 12.

Mr McGinnity said The Paddo is a Perth institution, "being one of the city’s most well-frequented hotels over its 87-year existence."

"Not only does it benefit from an established reputation, but The Paddo’s position in a strong growth area will underpin its future success as a highly frequented venue."

“The venue’s location, 4km from the Perth CBD, proximity to Leederville, North Perth and Wembley and the potential to obtain a long lease term, all weigh in favour of the offering," Mr McGinnity concluded.

Ms Mason said with the City of Vincent’s population is expected to increase 33% over the next 17 years, local businesses such as the Paddington Ale House would benefit.

Plican Neil Randall sold The Paddington Ale House to his landlord in November 2018.

Mt Hawthorn Hospitality Co directors Robert and Ben Swanson took over.

Neil had owned the ale house for 31 years.
