A 1900s warehouse conversion in Newtown, currently the home to Brewtown Newtown, has been listed for sale.

The property, which began life as an ambulance station for the local area, is set to be traded for the first time in over two decades.

It was 1996 when it was bought for $400,000.

Over the years the building at 6-8 O’Connell Street has also housed an artificial flower business and a bookstore.

Some of the original features have been retained, such as the oregon and steel beams and a large atrium. There's steel framed windows and original staircase and floors.

The 390 sqm commercial space a 210 sqm parcel has eight metre O'Connell Street frontage.

LJ Hooker agent Phil Scarlett is marketing the property for a November 13 auction. 

The property has a five + five year lease, with a rental income of $169,000.

It is zoned residential, with existing commercial usage rights.

Brewtown Newtown is the brainchild of Simon Triggs and Charles Cameron, who met when working at fellow coffee roasters Toby’s Estate.

Downstairs is the main dining and cafe area, while the upper level plays home to a retail section focused on artisan goods and a bakery.
