Savills are marketing the Collins Street premises of Hugo's Expresso.
The popular cafe has been located at shop 3 at 601 Little Collins Street since 2009.
Hugo's has a 10 year lease with two five year options to 2029.
There's been a brand new fitout on the space which currently returns just over $62,000 per annum, with five percent annual increases.
Savills agents Benson Zhou, Nick Peden and Dorothy He are marketing the shop as a high profile ground level CBD retail property.
