More Paddington commercial space is hitting the market with the listing of a Glenmore Road property in the popular Five Ways precinct.

Listed for the first time in over 60 years, the two commercial premises are currently leased to bakery giant Sonoma, with next door occupied by Vietnamese restaurant Mr T.

It has a current net income of over $207,225.

There had previously been approval for 14 residences and two shops on the 440 square metre adjacent to The Royal Hotel, but that lapsed in January.

The property currently has three apartments, a three bedroom and a one bedroom above the shops, as well as a ground level studio at the rear.

There's also an internal courtyard and garden.
