Creative office spaces in demand as Surry Hills suite snapped up

Creative is the buzzword at Holt and Hart, an office precinct in Sydney’s inner suburb of Surry Hills.

Recently, an office space at Suite 309, 50 Holt Street, was sold for an undisclosed sum.

The 201 sqm, strata titled office was advertised for auction with expectations of $2.3 million.

It changed hands recently in July this year for $2,050,000, according to CoreLogic RP Data. The vendor was Oriental Capital Pty Ltd.

According to the description, the property comes with “uncompromising level of finish, fit-out, services and amenity”.

The workplace has a sense of style. The building is anchored by a variety of cafes and eateries that add to its overall appeal. 

The property’s features include 201.2 sqm of net lettable area and passing income of $138,583.

The space is leased until October 2018 with further options till 2021 and  5% annual increases.

There is a fixed 5% review at the take up of the option.

Tenants include fashion, media, and design businesses, including Cue Clothing.

The selling agents were Gunning Real Estate’s Tom Speakman and DB Property’s David Brown. 

A shortage of creative office spaces in the Sydney CBD is inspiring tenants to come up with own creative solutions to customise their workspaces, with a recent example being at 6 O’Connell Street.
