An 1898 mixed-use property with three shops and two apartments in Balmain has sold for $3.46 million.

Located at 328 Darling Street, the property sold above its price expectations of $3.1 million, CoreLogic data shows.

It was set for an August 19 auction through McGrath.

is in a popular retail precinct and has good exposure to pedestrian traffic.

The shop facilities include spacious retail space, offices and storage.

The office/workshop has separate access via Little Darling Street

Both apartments have two bedrooms each and are located above the shops.

The property is close to cafes and near public transport.

It was sold through McGrath’s Kate Lorden and Mark Bowis.

Commercial property in Balmain has been a popular destination for investor and tenants alike.

Earlier this year, a row of five separate shops and three first-floor offices at 244-250 Darling Street (below) were sold by Ray White. 

The price expectations were $9.95 million but the selling price was $8.25 million, according to CoreLogic data.

The multi-sale previously fetched $7 million in 2006, CoreLogic data shows.

Another mixed-use retail asset at 287 Darling Street was sold for $1,925,000 by LJ Hooker.

The two-floor building was leased to long standing national tenant ''Seed Kids'' at the time of the sale.

In July, after-school and vacation care service OSHCare Pty Ltd leased into a heritage building at Balmain at 101 Mort Street, where an Australian cult movie was shot.
