Glendenning industrial site exchanges hands for $4.15 million

A freestanding office and warehouse at Glendenning in Sydney’s outer west has been snapped up for $4.15 million in a deal brokered by Savills. 

The 15 Belfast Place property comprises a 2,054 sqm building with a two-level office and 1,387 sqm of warehousing space.

According to Savills’ Ray Trimboli, who managed the sale process with Robert Lowe, the property’s key attributes were its closeness to key arterials, excellent truck access and hardstand areas.

It has 8.8 metres internal clearance and six on-grade roller doors, and a 21 metre wide concrete hardstand area, and is close to the M7 Motorway. 

“The property attracted strong enquiry from both owner-occupiers and investors but ultimately sold to the adjoining owner who will use the facility to expand their business,’’ Trimboli said. 

The M7 Motorway is 1.8 kilometres to the South West while the M4 is 7.6 kilometres away and Richmond Road 1.4 kilometres.

The property was sold with vacant possession to the adjoining owner. The vendor was not disclosed.
