The Western Australian State Government is selling an entire townsite with more than 20 freestanding cottages with offers closing January 31.

The listing of Tone River, Lot 83 Radburn Road, Manjimup WA 6258 says the town ceased working as a wilderness retreat in 2008 and "not a lot has happened since then until now".

The property, 42km's from Manjimup town centre and approximately 335km's from Perth, features a town hall, modern workshop, reception office, undercover BBQ area, beach volleyball court, tennis court and swimming hole.

The total area of land is approximately 39.82 hectares, with two house sites on the property privately owned outright and not part of the sale.

According to the listing it is set up for a group of people or a club to purchase and renovate over time.

"Yes it's going to need some imagination, hard work and vision, but the end result could be as amazing and as big as you dream it!

"It's zoned Tourism Enterprise under the Manjimup Shire Town Planning Scheme so you can't live here full time (except for a caretakers residence). but you can holiday here as much as you like or create your own holiday centre."

The listing is through Colin Wallbank of LJ Hooker Pemberton.
