While Sydney suburbs dominated CoreLogic’s top 10 list that looked at the biggest change in median values for units in the 12 months to September 2016, Melbourne too figured prominently with Carrum at number six.

Carrum (postcode 3197) had a median unit price of $552,017 with a change of 26.3 percent over the same period, according to CoreLogic’s Best of the Best 2016 report. There were a 80 deals during the period.

Property Observer looked up some sales around the median price.

A two-bedroom unit at 2/13 True Avenue, Carrum, Vic 3197 sold for $550,000 in June 2016 through Harcourts. It previously sold in 2015 for $400,000, according to RP Data, reflecting a change in value of 37.5 percent in just over a year.

A three-bedroom unit at 7/36 Melaluca, Carrum, Vic 3197 sold for $540,000 in 2016 after being on the market for 603 days, according to RP Data. Its last listed price was $598,000, according to RP Data.

Melbourne's only other entrant on the list was Keysborough.
