A 5-Star resort development site located on a Greg Norman designed golf course in Queensland's Ipswich is on the market.

Close to both Brisbane and the Gold Coast, 7001 Magnolia Drive, Brookwater, Qld 4300 has a land area of about 3.21 ha.

It comes with development approval. But a search of the Australian Securities & Investments Commission records show Brookwater Resort Investments as under external administration.

A statement by financier Myst Group said it took possession of the site on August 31 and BPS Recovery was appointed receivers. Knight Frank have been engaged as agents to sell the site.

The statement said Brookwater Resort Investments had borrowed from Myst to purchase the land in 2014, but had since fallen 12 months behind in repayments.

It had been part of the proposed $1 billion Dusit Thani Brookwater Golf and Spa Resort, where Brookwater Resort was embarking on a joint venture between World Group UK and Maxsen Capital Hong Kong, proposing 520 apartments, a 15,000sq m resort pavilion, six private clubs, 12,000sq m retail emporium plus a conference and convention centre.

Brookwater is a premium golfing community and part of the fast-growing region of Greater Springfield.

The site is located on Queensland's number 1 ranked Greg Norman designed golf course.

The sale will be through expressions of interest, closing December 15.

The listing agents are Knight Frank's Ben McGrath, Donald Watson-Brown and Adam Willmore.

Marcus Buskey, joint managing director of marketing agents Oliver Hume, had described the project as a “benchmark for high-end golf resorts” in Australia.
