A land parcel with a Victorian building previously used for medical consultation and close to Epworth Hospital in Melbourne's Richmond is up for auction with expectations of circa $1.5 million.

The 24 Erin Street property will go under the hammer on August 11 through Teska Carson.

It comprises a 175 square metre standalone, single-level, Victorian Italianate building on a 244 square metre site, zoned Neighbourhood Residential Schedule 1.

The property is being marketed by Teska Carson's Matthew Feld and Adrian Boutsakis.

Feld said the property was well suited to its current use as a consulting suite, but given its Neighbourhood Residential Schedule 1 zoning, it had the potential for residential conversion with a maximum five homes at a height of eight metres.

The property is close to public transport, the Yarra River and the Royal Botanic Gardens.

It will be sold with vacant possession.
