Orbis Business Park warehouse expected to fetch $4.75 million

An industrial warehouse at the Orbis Business Park in Melbourne’s Ravenhall is on the market with expectations of more than $4.75 million.

The 25-31 Business Park Drive site has a 4,373 square metre facility.

It is leased to Australia’s leading electric go-karting company Hi Voltage Karts Pty Ltd on a six-year term at $349,840 per annum net.

The recently completed facility is sited on a 7,867 square metre allotment 1.5 kilometres from a four-way freeway interchange and 20 mins from Melbourne CBD and docks. It features B-Double compliance and 24/7 access.

The property is being marketed by Savills Australia industrial directors Chris Jones and Ben Hegerty along with Crabtrees’ Grant Tishler and Andrew Loudon.

"The investment market has been quite active for some time now and ultimately that has meant a shortage in the number of assets available. Those that do come up are usually well received, especially those well located assets," said Chris Jones.
