Multinational grocer Supa IGA's store in NSW's Cobar is going under the hammer on October 29 at a Burgess Rawson auction.

Sitting at 29-33 Marshall Street, the store is spread over 3,642 square metres in the town.

The store is currently on a 15-year lease to IGA Distribution Pty Ltd up until August 2019 with a further 15-year option.  

The expected net income is $335,549 plus GST. There is a fixed 3% annual rent increase.

The indicative price is $3.35 million, translating to a net yield of nearly 10%.

Around 700 kilometres from Sydney, Cobar is nearly two-thirds the size of Tasmania and is home to about 5,120 people, according to the Cobar county website.

The area has reaped the benefits of mining - copper, lead, silver, zinc, gold - and pastoral industries.
