Developer Theo Onisforou is telling mates he's set to out do the Melbourne high flier Paul Little when it comes to his proposed turnaround of the former Dairy Bell ice-cream factory in Camperdown.

Onisforou secured the two-storey industrial art deco building at 44-50 Australia Street at recent Savills auction, and now has quickly had BresicWhitney's Shannon Whitney move towards relisting them as four separate residential warehouse lots.

The four warehouse residential conversion opportunities will be auctioned on the same day, one after the other.

Dairy Bell founder Andre Razums sold the factory to the Essendon Football Club chairman last October for $4.3 million.
