An apartment site opposite Melbourne's Elwood Beach with a pre-approved permit to build a luxury four level 23 unit complex is up for sale with expectations of $6 million plus.

The 47 Ormond Esplanade Elwood property is on a 909sqm site and is being sold through expressions of interest closing Wednesday, September 9 at 2pm.

Savills marketing agent Julian Heatherich said the property has uninterrupted bay views, and easy access to Elwood Beach and local recreation trails.

"Over 90 enquires in the first 2 days of the campaign is a testament to the truly rare beachfront development opportunity within one of Melbourne’s most popular bayside suburbs,’’ he said.

"This is an exceptionally well located site, ideal for an apartment development within easy walking distance of Elwood Village retail precinct, with direct proximity to Elwood Park and Elsternwick Park and within easy reach of Elsternwick train station and the Nepean Highway providing direct access to the CBD."
