An apartment site opposite Melbourne's Elwood Beach with a pre-approved permit to build a luxury four level 23 unit complex is up for sale with expectations of $6 million plus.

The 47 Ormond Esplanade Elwood property is on a 909sqm site and is being sold through expressions of interest closing Wednesday, September 9 at 2pm.

Savills marketing agent Julian Heatherich said the property has uninterrupted bay views, and easy access to Elwood Beach and local recreation trails.
