AMP Capital has bought the National Australia Bank building in Docklands for $433.5 million.

The Cbus built property, designed by Woods Bagot, at 700 Bourke Street was completed last year.

It is 99% leased to NAB, with an average lease expiry of 13 years.

There are 4% fixed rental increases which will boost the long-term income yield to 7%.

But the initial yield is 5.75% for the new 63,000-square-metre building.

Colliers International agents John Marasco, Nick Rathgeber, and Leigh Melbourne and Savills agent Ian Hetherington handled the sale.
