Investor alert: Double check your gas and appliances this weekend

Tenants and landlords are equally responsible for gas and appliances in rental properties, according to First National Real Estate’s Amanda Kohler.

Kohler warns investors not to be lulled into a false sense of security even as Winter ends, and warns that gas ovens, cooktops and hot water systems need a close watch to avoid potential injury and property damage.

State legislation varies, however safety and good repair should be ensured by the landlord and property manager.

“Managing agents should make sure they arrange periodic appliance checks, using qualified inspectors, in all managed rental properties. They should also educate their landlords regarding their legal obligations,” she said.
 
“Equally, tenants are obliged to use appliances in accordance with instructions and report any faults or suspected faults to their landlord or managing agent immediately.”

A qualified technician should ideally service the appliances once every second year, as faults can produce carbon monoxide – which can be lethal.
