Malvern's Livingroom restaurant premises listed with 5% yield potential

The 225-square-metre corner retail building that currently houses the chef's hat awarded Livingroom Restaurant in Malvern is on the market for around $1.5 million. 

Located at 12 to 18 Claremont Avenue, the building originally comprised of four retail shops that were combined to create an expansive space.

The building has an annual return of $76,350, which offers a potential rental yield of 5.09%.

Boasting two extensive street frontages and a rear laneway access, Livingroom was awarded a chef’s hat in last years Good Food Guide.

Colliers International has appointed Jeremy Gruzewski and Ben Baines to coordinate the sale.

 Baines says any future subdivision plans are subject to approval.
