Over $26 million worth of industrial property listed in the Sutherland Shire

Three industrial assets with a combined value of more than $26 million in the Sutherland Shire have been listed for sale. 

The first property, 7 Box Road, Taren Point (pictured above) is a 4,036 square metre office and warehouse owned by John Fisher, expected to fetch around $13 million. 

7 Box Road has a 12 metre internal warehouse clearance with a modern office and showroom spanning over two levels.

It features access for trucks through two on-site separate driveways and roller doors as well as 30 car spaces.

The asset has a 12-month lease back, giving investors ample time to locate a new long-term tenant. 

25 Wurrook Circuit & 5-7 Meta Street, Caringbah (pictured below) is a 4,208 square metre parcel of industrial land.

It comprises three lots side by side, with exposure across two street frontages.

The land is zoned B7 Business Park allowing for office buildings and warehouse and strata developments.

Owned by the Coptic Orthodox Church, it is anticipated to sell for more than $7 million. 

Finally, Colliers are also selling 5-7 Resolution Drive in Carinbah (pictured below); a ground floor warehouse with office space and 12 car parks being sold for around $6.7 million.

The property is located at close proximity to major transport hubs such as Sydney Domestic Airport, Port Botany, Sydney CBD, and Caringbah Train Station.  

“The industrial market is as strong as we’ve ever seen it, due to low land supply and low vacancy. Many owners are capitalising on this and cashing out,” said Trent Gallagher, National Director, Property Sales and Leasing at Colliers International. 

“There is a shift from South Sydney users around the airport coming to the Sutherland Shire due to the lack of industrial land in south Sydney and cheaper values in the Sutherland Shire along with cheaper outgoings.

“Land values have doubled in the past three years, meaning more buyers are shifting south.” 

Both properties are being sold via an Expressions of Interest campaign.

7 Box Road, Taren Point closes late November while 25 Wurrook Circuit and 5-7 Meta Street, Caringbah closes end of October.
