Sydney auction tipping: Birchgrove property in dress circle position

A tightly held Birchgrove property going to auction this weekend has no previous sales records.

There’s a website, www.propertytycoon.com.au, where punters can guess what they think properties will sell for at their weekend auctions in Melbourne and Sydney. This season Property Observer readers have their own competition, which you can access here. The winner of the overall competition will win $1,000.

In Sydney Sally Hampshire from Laing & Simmons in Double Bay has a property on offer in a dress circle position on the ridge alongside idyllic Mort Bay. The property at 10 Ballast Point Road, Birchgrove, has four bedrooms and three bathrooms and was built in the late 1800s. It has been completely renovated by the current owners to take advantage of the expansive views and harnessing the indoor/outdoor living.

The property appears to have been tightly held, with no past sales on record. RP Data reports the unimproved capital value back in 1983 was $300,000, but this will not be much help to tippers, as the property is expected to sell above $2.8 million on Saturday.
